Driveway gully, chamber & manhole repairs

A drain in a driveway is a hole in an otherwise continuous structure, so it is where the structure is weakest and where problems concentrate. The two things that go wrong are the surround — the brickwork or concrete around the chamber, and the paving that meets it — and the cover and frame, which are frequently the wrong specification for what drives over them.

Covers have load classes and they matter. Under BS EN 124 a cover is rated for the loading it will take, and the light pedestrian-duty covers found in gardens and paths are simply not designed for a car. A drive built round an existing light cover, or one where a builder reused what was already there, will crack it, and then the frame starts moving and the paving around it follows. Specifying the right class is a small cost at the right moment.

The frame is often the real problem rather than the cover. A frame has to be bedded on a solid, properly built surround — traditionally on engineering brick or concrete, in a strong mortar — because everything that drives over the cover goes through the frame into that surround. Frames bedded on a thin mortar dab over ordinary brickwork rock, then break the mortar, then let water into the chamber and the surrounding base.

Once water is getting into the ground around a chamber, the failure accelerates and starts eating the drive. Fines wash out of the sub-base into the chamber, a void forms around it, and the paving over that void settles. That is why a rocking manhole cover in the middle of a drive is worth dealing with early — it is a small job now and a settled area plus a rebuilt chamber later.

Gullies have their own set. A cracked gully pot leaks into the surrounding ground and undermines the paving around it. A gully whose trap has been broken or removed lets smells back up, which people usually notice before they notice the water problem. And a gully that has silted solid is a drive with no drainage at all, which is the commonest reason an apparently well-drained drive starts ponding.

One practical point about access. An inspection chamber has to remain accessible — that is what it is for — so paving over it is not an option however tempting it looks. Where appearance matters, a recessed tray cover lets the surface material be laid into the lid so the chamber effectively disappears while remaining fully openable. On block paving that works particularly well, and it is worth specifying when a drive is being built rather than regretting afterwards.

Common questions

Can I pave over a manhole in my drive?

No — an inspection chamber has to stay accessible, and burying one causes real problems the first time the drain needs rodding. What you can do is fit a recessed tray cover, which takes the surface material inside the lid so the chamber blends into the paving and still lifts out. On block paving the result is close to invisible.

My manhole cover rocks. Does it matter?

Yes, more than it looks. A rocking cover means the frame or the surround has failed, which lets water into the ground around the chamber. Fines then wash out of the sub-base and a void forms, and the paving over that void settles. It is a modest job now and a settled area plus a chamber rebuild later.

Is the chamber in my drive mine or the water company's?

It depends what it serves. A chamber on a drain used only by your property is normally yours. Since 1 October 2011, shared drains and sewers serving more than one property transferred to the water company, so a chamber on a shared run is very often United Utilities'. Worth establishing before you pay for work on it.

What load class cover do I need?

For a domestic drive, a cover rated for car traffic as a minimum, and heavier where vans or delivery vehicles use it. Light pedestrian-duty covers — which are what many gardens and paths have — will crack under a car. The classes are defined in BS EN 124 and it is a specification to state rather than assume.
